Echo Park

This was CSG’s pilot owner’s representation project, and it exceeded our expectations for ourselves and the client as they also engaged Nova for value add-on Tenant Improvement fit-out work, including additional Construction Monitoring and Owner Rep work following the Core and Shell completion.

Summary

The Project constructed two (2) class-A industrial warehouse buildings for an equity developers’ sales portfolio. Nova strengthened the project's realization with Owner Representative services, including construction document review, contractor capability evaluation, construction progress monitoring, owner’s representative due diligence, and much more.

The site was a 40-acre rose farm on the northeast quadrant of Reems Road and Olive Avenue within the Woolf Logistics Center in Glendale, Arizona. The area is a high-growth, up-and-coming location for this asset type. The completed development is now branded as Echo Park.

Both structures consist of concrete tilt-up construction with steel framing. The first building is approximately 225,000 square feet with multi-tenant rear loading docks and a 32 ft. interior clear height. The second building is an approximately 450,000 square-foot cross-dock warehouse with a 40 ft. interior clear height.  The final core and shell cost is approximately $58 million.

Nova advised a sophisticated and knowledgeable owner on stubborn construction issues during the projects’ design, due diligence, construction, and close-out phases.

Key Metrics

Nova’s high-performance consulting limited any pandemic and post-pandemic-related cost overruns, contractor issues, and schedule obstacles.

Improved Outcome

Nova reduced the impact of pandemic-related construction issues as well as typical construction quality obstacles, resulting in a premier Class-A facility outcome.
